What You’ll Do in This Role to Add Value
Landmark Builders seeks an experienced Commercial Project Superintendent for its Charlotte, North Carolina office.
GENERAL DESCRIPTION
Responsible for overall safety and quality of the project, knowledge and implementation of approved and efficient construction methods, project cost control and scheduling, direct supervision of subcontractors and subordinates, frequent inspection of the work as it progresses and enhancing client relations
Possesses industry knowledge, a commitment to personal growth, strong leadership skills, effective communication skills, and an overall desire to profitably grow Landmark
PRE-CONSTRUCTION
Attend owner interviews
Review contract documents prior to internal preconstruction meeting. Note discrepancies, missing details, obvious conflicts, etc. and be prepared to discuss.
Gain project knowledge such as owner’s expectations, site conditions, specific challenges, etc.
Assist PM in preparing project schedule
CORE PROJECT RESPONSIBILITIES
Maintain safety in compliance to Landmark’s safety manual and OSHA standards
Possess minimum 30 Hour OSHA training
Possess current CPR training and be able to perform CPR if needed
Conduct your duties in a professional and courteous manner
Maintain applicable certifications through continuing education (LEED, CHC, etc.)
Consistently promote a positive image of LMB’s
Daily interaction with the project manager
Maintain project schedule
Develop short term schedules to ensure that we are on track to deliver the end date
Attend and participate in weekly progress meetings
Manage and systematically utilize LMB’s quality assurance plan
Manage and systematically utilize LMB’s quality control plan
Maintain Landmark’s systems, making certain that all documentation is current
Remain current in your duties outlined in the “Things-To-Do-List”
Create/ maintain project specific systems that are required to ensure contract compliance such as RFI’S, Bulletin Drwgs., Emergency Field Orders, etc.
Maintain current drawings as applicable
Keep a set of history drawings as applicable
Keep a updated set of “Red Line” drawings as applicable
Schedule subcontractors
Coordinate project buy-out / Have complete understanding with the PM of your involvement
Order materials in a manner that avoids delays but also minimizes theft
Manage the ordering/purchasing of materials in a manner that complies to the project budget
Purchase miscellaneous materials and tools, load and unload as needed to maintain job progress
Schedule inspections in a timely manner
Maintain storm water records and devices
Schedule/ Manage inspections in accordance to both the contract and Landmark standards, including proof rolls, concrete testing, steel inspections, special inspections, etc.
Assist PM in the flow of communication and documentation control
Keep site clean and presentable at “ALL” times, including broom cleaning floors as necessary
Efficiently manage Landmark labor
Manage labor in a manner that complies to the project budget
Document conditions and progress via digital videos/photographs and transfer to server/PM
Have current knowledge of Landmark standards regarding issues/details such as cavity wall flashing, testing procedures, concrete requirements, masonry drainage, etc. and ensure compliance
Processes including but not limited to: daily reports, tool box talks, storm water inspections, timesheets, pier and footing concrete forms, safety forms A thru Y as applicable, field purchase orders, submittal log, etc.
Make certain that you communicate all relevant information to the proper parties.
Manage Landmark’s budget and minimize financial risk
Manage liability
Complete the “Punch List” starting day one
Frequently throughout the work day conduct visual inspections of all areas and floors and levels of work in progress to coordinate as needed and to verify proper sequence and acceptable quality. This requires multiple walking inspections throughout the day, stair and/or ladder climbing, etc.
Accompany inspectors, Architect and Owner during jobsite visits and inspections.
Open and secure the jobsite as required including personnel and truck gate opening/closing, securing doors and windows, etc.
PROJECT CLOSE OUT
Assist PMin preparing internal completion list
Obtain/coordinate all final inspections
Complete completion list
Assist Pm in preparing owner punch list
Manage subcontractors in completing punch list
Turn over required documentation to the PM
