Maintenance Technician

Our Maintenance Technician role performs general preventative maintenance and corrective repair of building, systems, equipment, and grounds. They will assist in monitoring building system operations and performance which may utilize skills in plumbing, electrical, painting, roofing, heating and cooling. The Maintenance Technician will be responsible for understanding all applicable client goals and objectives as well as management agreement requirements -- ensuring the team delivers on those requirements.
Desired Competency, Experience and Skills:
HS Diploma or GED
Technical, vocational or on-the-job training in one or more of the following areas: HVAC, electrical, mechanical, process controls, or plumbing.
At least 5-8 years experience in commercial building maintenance
Familiar with fire/life safety equipment/procedures.
Must have valid, clean driving record and ability to Adhere to Use of Company Vehicle policy/procedures
Excellent customer service skills; ability to successfully interact with tenants/vendors/contractors
Familiarity with blueprints and code requirements
Universal CFC Certification a plus
Ability to communicate effectively and clearly with tenants, vendors, employees and visitors.
Must be able to read and write English in order to understand manuals, procedures and to write reports.
Basic working knowledge of work order system and facility operation systems
Responsibilities:
Perform all necessary mechanical maintenance and operational procedures to assure maximum life and reliability to all mechanical systems.
Responsible for general maintenance and operational duties which include performance testing, maintenance, adjustment, and care of general maintenance.
HVAC equipment including: RTU (roof top unit), SCU (self-contained unit), Chillers, Boilers, Pumps
HVAC control systems- knowledge of DDC (direct digital controls) and/or Pneumatic Systems
Plumbing systems including residential and commercial
Electrical systems: Resetting breakers, scheduling IR Studies
Lighting systems and lighting retrofits
General building systems
Knowledge of CMMS (Computerized Maintenance Management Software)
Knowledge of sprinkler systems, fire panels, and fire pumps.
Enter equipment information in the property’s maintenance record system.
Participate in company or external educational opportunities offered to enhance the knowledge, skills, and abilities of members of the engineering department.
Respond to and complete tenant work orders and PMs in CMMS in a timely manner. Typical requests include: light bulb replacement, hot/cold calls, repair locksand doors and miscellaneous requests as required.
Maintain a neat, professional appearance at all times. Repair or replace damaged uniforms as needed.
Perform duties within the required time frame as directed by the Chief, Lead or Property Manager.
Oversee and inspect work performed by outside contractors in compliance with building codes and safety regulations.
Maintain inventory of lighting, plumbing, HVAC, and other building related supplies and tools. Proactively inspect grounds and building appearance and condition.
Maintenance Technician is responsible for the completion of their service requests, preventative maintenance, and inspection work orders are done weekly.
